Block Management is a single operator running every unit in the building. Not one operator on the ground floor, a different lettings agent on the second, and a third company handling the top two floors. One team, one contract, one point of contact for the block owner.

Per-unit compliance is coordinated on one schedule (gas safety, EICR, EPC, specialist short-let insurance), and we act as your single point of contact with the managing agent or freeholder on building-level obligations they own (communal fire risk assessment, emergency lighting, fire door inspections, communal EICR). What block owners ask us.

What's the minimum block size?
Six units. Below that, our Management Only product is usually a better fit. Above six, the compliance and commercial coordination arguments start to bite and Block Management wins.
Do you handle HMO licensing?
Where the block layout triggers HMO licensing, we coordinate with a specialist HMO solicitor to run the application. You get a single point of contact with us; the qualified specialist executes the licensing work end-to-end. Licensing costs and specialist fees are quoted separately in the onboarding schedule so there are no surprises.
How do you handle shared area maintenance?
Shared area cleaning is on us. Communal lightbulbs, minor repairs, and coordination with contractors sit inside the service. Structural and major mechanical remains with the block owner under our standard terms.
What if some units are on longer tenancies already?
We can operate a mixed model. Short-let across the units we take on immediately, and roll units into the operation as existing tenancies end. The commercial gets stronger as more units come on.
How does reporting work at block level?

What's the minimum term?
Six months initial commitment, then rolling monthly with sixty days written notice by either party. The initial six months lets us stabilise the block's operations across a proper seasonal cycle, get contractor networks embedded, and prove the coordinated-operator uplift on real numbers. After that, no lock-in.
How do you charge for Block Management?
Fees are quoted per proposal based on unit count, service scope, and the compliance and operational load at block level. Every proposal is written, itemised, and benchmarked against comparable Manchester blocks. No headline number applies to every block because block work varies too much for a single rate to be honest.
