Corporate lets slot in the middle: single company tenant, 30 to 180 night stays, priced monthly at a 15 to 30 percent premium to AST rent for the same property.
The tenant profile is the strongest part of the model. HR departments and relocation agents almost never miss rent, because payment comes out of a corporate accounts-payable process, not an individual's monthly budget. Voids between placements are shorter than AST voids because the corporate market has continuous demand rather than seasonal cycles. And damages are rare, because the person in the property is an employee whose employer signed the contract.
