Most property owners face the same trade-off.
Manage it yourself and you keep everything the property earns, but a quiet month is your quiet month. Hand it to an operator on a fixed monthly payment and you get certainty, but you give away every good month for the length of the agreement.
We do not think you should have to choose.
You remain the owner and the provider of the accommodation. We act as your disclosed managing agent, which means every guest knows the property is yours and that we manage it on your behalf.
We handle everything operational: listing and photography, dynamic pricing, guest communication, check-in and check-out, housekeeping, laundry, maintenance coordination and compliance.
Guest payments are received into a designated client account. From that account we settle the running costs of the property, deduct our management fee, and pay you the balance each month with a full statement showing every line.
Before we start, we agree a minimum monthly income figure with you. It is based on your property, its location, and realistic booking data rather than an optimistic projection.
If your income for the month comes in below that figure, we make up the difference.
If it comes in above, you keep all of it. We do not take a share of the upside beyond our management fee.
The guarantee is capped and applies to shortfalls against the agreed minimum. It does not apply where the property is unavailable for reasons outside our control, including your own use of the property, refurbishment, or works you have asked us to arrange. The cap and the full conditions are set out in your agreement and we will walk you through them before you sign.
A minimum you can plan around. An agreed income floor, so a quiet month does not become a problem.
All of the upside. A strong summer is your strong summer. We do not cap what you earn.
Full transparency. A monthly statement showing gross income, every cost, and our fee. Nothing rolled up, nothing hidden.
No markup on costs. Housekeeping and maintenance are passed to you at exactly what we pay. We do not make money on your running costs.
Complete operational management. Pricing, guests, cleaning, laundry, maintenance and compliance. You are not on call.
Local expertise. We manage properties in Manchester and we price them for the Manchester market, not a national average.
We would rather you knew this before you signed than after.
You receive the income and you bear the running costs. Under this model the income from your property is yours, and the costs of running it come out of that income. Cleaning, utilities, consumables and booking platform commission are shown in full on your monthly statement so you can see exactly where every pound goes.
You own the contents. Replacing furniture and furnishings, and repairs inside the property, sit with you as the owner. We will always tell you before anything is spent and we never mark it up.
Short-stay income is taxed differently from standard rental income. Because you are the provider of the accommodation, your income is treated differently from long-term rental income for both VAT and income tax. We are not tax advisers and we recommend you take your own advice before signing. We are happy to provide whatever figures your accountant needs.

Guaranteed Income Management suits you if you want the certainty of a minimum income without giving up what your property can actually earn, and you would rather not be involved in the day to day.
Management Only may suit you better if you are comfortable taking the full swing of a seasonal market in exchange for a lower fee.

How is the minimum income figure set?
On your property specifically. We look at the size, location, condition and comparable local booking data, then agree a figure we are confident the property can support. We would rather agree a realistic number we can stand behind than an attractive one we cannot.
What happens if the property does not reach the minimum?
We pay you the difference, up to the cap set out in your agreement. It is our job to make sure that does not happen.
Can I still use the property myself?
Yes. It is your property. You can block dates with reasonable notice. Bear in mind that dates you block are not available to guests, so they do not count toward the guaranteed minimum.
Who pays for cleaning and utilities?
These are costs of running your property and come out of your income. We pass them on at exactly what we pay, with no markup, itemised on your monthly statement.
What if something breaks?
We coordinate the repair and keep you informed. Repairs and replacements inside the property are the owner's cost, at what the contractor charges. We do not add a fee.
How long is the agreement?
We agree a term with you at the outset, along with the notice arrangements on both sides. We will talk you through it properly before anything is signed.
How do I know what my property is earning?
A statement every month showing gross income, every cost, our fee, and any guarantee top-up. If you want the detail behind a figure, ask.
Do I need to tell my mortgage lender or insurer?
Yes. Short-stay use usually needs consent from both. We will tell you what they typically ask for, but obtaining consent is your responsibility.
